RENTAL
The renting of all the properties present on the internet website www.aboutuscany.com will be concluded by ABOUT TUSCANY by Mifra Snc on behalf of the owners under their authorization, observing the terms and conditions provided by the private agreement stipulated with the owners themselves.
Bookings are made in relation to holiday accommodation only and do not include any flights, transport or transfers to the property or any other travel arrangements to and from the property which you must arrange yourself.

WEEKLY RENTAL
Unless explicitly stated otherwise, the minimum rental period of our holiday apartments is 1 week, from Saturday afternoon (check in from 16,00 h to 19,00 h) to Saturday morning (check out from 8,00 h to 10,00 h).

HOW TO BOOK
1. A deposit of 30% of the total letting price is payable at the time of booking and the balance is due no later than 8 weeks prior to the beginning of the letting period. Your booking becomes effective once ABOUT TUSCANY has received the duly signed booking form and a 30% deposit. In the case of bookings made within 8 weeks of the arrival date, payment in full is due immediately. The amount payable will be specified in the booking form and should be settled through bank transfer.

2. After having received the signed booking form and the payment, ABOUT TUSCANY will send you a confirmation of your booking. After having received the balance, ABOUT TUSCANY will send you via e-mail, fax or letter the voucher with arrival instructions to present to the owner at the check-in. ABOUT TUSCANY will remind you when and advise you how to make the balance payment. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited.

CANCELLATION BY THE CLIENT
Based upon the date on which we receive written notification of a cancellation by you for any part of your booking, or the booking being cancelled by us due to non-payment, the following charges shall apply: -Cancellation received 8 weeks (53 days) or more before the arrival date: charge of the 30% (deposit already paid to confirm the booking) - Cancellation received less than 8 weeks prior to the arrival date: charge of 100% of the total due. The above cancellation charges apply to the property rental only.

ALTERATION & CANCELLATION BY THE COMPANY
Although it is highly unlikely that we will have to make any changes to confirmed arrangements, it does occasionally happen, and we will advise our clients at the earliest date possible. If for any reason beyond our control we are unable to provide you with the property you have booked, we reserve the right to transfer you to a similar property. If the cost is less than your original booking then you will receive a refund. If, however, the cost is more, then, upon your acceptance, you will have to pay the difference. However, if this is not possible or you do not wish to be transferred, we will cancel the booking and refund the full amount paid to us for the property, but we shall not be liable for any cancellation charges for travel arrangements.

RESPONSIBILITY OF THE COMPANY
All due care and attention has been given to making your holiday arrangements, but since we do not personally own the villas, we cannot accept responsibility for the breakdown of the water, gas and electricity supply, telephone, quality of roads, scorched lawns due to excessive sun, or the failure of swimming pool filter systems. Although we will make every endeavour to rectify and solve any problems as soon as possible, we have no legal responsibility to compensate you for any personal injury, death, loss or damage of whatever nature suffered by you or by any member of your party

TIME OF ARRIVAL AND DEPARTURE:
1.The times scheduled for arrival are between 04.00 and 07.00 pm.
Departure from the property will be in the morning before 10.00 am, thus allowing access at 09.00 am to the owner to inspect the state of the property and to the cleaning crew to get the place ready for the afternoon arrivals.

2.We invite clients to strictly adhered to arrival and departure times.
If the client is late, advance notice must be given. If no notice is given, the keyholder is not held to wait for the clients after the arrival time has passed. It is up to the keyholder's discretion to decide whether or not to allow clients to enter the house at times other than those stated and may ask the client for reimbursement of expenses incurred. ABOUT TUSCANY declines all responsibility in the matter.

ARRIVAL AT THE HOUSE:
1.On arrival clients are requested to present the entry voucher and a personal document (passport or identity card) to the keyholder for registration as required by Italian law.

ACCOMODATION VOUCHER
The voucher lists the client's name, the number of persons in his party, and the extra costs not included in the Booking Contract such as heating. The road itinerary lists the house address, name of the keyholder, eventual telephone number, and precise directions to the house.
It is prohibited to transfer the voucher to another party or to provide accommodation to persons others than those specified. The owner will be free to send away the exceeding persons from the property.

VALID DOCUMENTS FOR THE EXPATRIATION
It will be care of the customer to provide for the regulation of all the valid documents for the expatriation. ABOUT TUSCANY declines each penal and moral responsibility for lack of valid documents for the expatriation and inaccuracies of the same.

SECURITY DEPOSIT
1.Upon arrival, the client has to pay in cash to the owner a breakage deposit as specified on the booking confirmation. Failure to pay the deposit can result in the keyholder refusing entrance to the house.

2.This cautionary deposit will be returned in total prior to departure, less the cost of any possible damages caused to the premises. Extra costs and services that are to be paid in cash on the spot as specified in the booking confirmation (telephone, final cleaning, heating, etc.) may be deducted from the breakage deposit prior to departure.

3.In the case of controversy between client and owner for eventual damages caused to the structure and contents thereof during the stay and where there is need to repair the damage, with consequent payment against invoice, the owner’s representative is authorized to return the security deposit by post after having deducted the sum of the invoice and attached a copy for the client. ABOUT TUSCANY declines any responsibility in the case of any dispute regarding the deposit between client and owner.

GARDEN AND OTHER MAINTENANCE
The owner or any one employed by him reserve the right to have free access to the property for maintenance purposes (swimming pool cleaning and repair, gardening, lawn mowing etc.).

PHOTOGRAPHS
These are intended to give an overall impression rather than details of a specific resort or villa. The Company is not liable for any items of furniture or chattels, which appear in the photographs, which may have been changed or removed from the villa and any aspects of the villa environment which may have changed since the photographs were taken.

COMPLAINTS
The descriptions of the properties are made in good faith and according to our best knowledge. Our agency cannot be held responsible for any alteration carried out by the owners without informing our agency. If the client has a cause for complaint, he/she should inform our agency on arrival day (Saturday) or at the latest on the next Monday within 12,00 noon. No complaint can be considered valid and no refund will be paid unless this procedure is observed. We reserve the right to verify the causes of the complaint and if the client is deemed to be right, he / she will be compensated in proportion to the damage up to a maximum of the rental price paid. If necessary and possible, our agency can transfer the client to another similar or better property. Should the client accept the exchange, he/she cannot ask for any other compensation. In no case will we pay the costs for hotels or other accommodations. If the client vacates the property before reaching an agreement with our agency about the complaint, he/she will forfeit the right to compensation. Weather conditions, insects, water or electricity blackouts, construction works carried out by public state agencies, or damages caused by major force will not be considered as valid causes of complaint.

CARE OF PROPERTY
You are responsible for ensuring that, upon departure, the villa is left in the same condition of cleanliness and repair as found upon arrival. Any loss or damage caused by your failure to respect fixtures or fittings will be deducted by the owner from your security deposit. If you are aware of any damages, please notify the caretaker immediately so that necessary repairs can be made. If damages are identified by you and the caretaker during the final inspection of the property you will be expected to pay for the repairs upon departure. If the caretaker is unable to obtain an estimate, this should be notified to us as quickly as possible and we will debit your credit card for the amount showed on the repairs’ receipts. In the event of a disagreement between you and the caretaker regarding the extent of the damage please call our Help Line (details are stated in the accommodation voucher) immediately.

RULES OF BEHAVIOUR
1.Clients are kindly requested to adhere to the rules of behaviour in force in our country, regarding good manners and respect towards the owner and the structure in which they are staying. It is absolutely forbidden to move furniture around, to take furniture and ornaments outside the property and to use them in a different way from their intended use.

2.The client signing the contract is responsible for the correct and decent behaviour of his party. We reserve the right in our absolute discretion to terminate or curtail your holiday if your behaviour is likely, in our opinion or that of our suppliers to cause distress, damage, annoyance and danger to our employees or to any third party, or their property. If you are prevented from travelling or have to return home early for this reason, we will have no further responsibility for your holiday, including any arrangements for your return home. We will impose full cancellation charges and will not give any refunds. Furthermore, we will be under no obligation whatsoever to pay you compensation or cover any costs which you may incur as a result of having to make alternative arrangements.

IMPORTANT INFORMATION FOR ALL CLIENTS
We would remind clients that the properties chosen by ABOUT TUSCANY are private houses with SELF-CATERING and not hotel or farm holiday structures and as such they are not classified in internationally known categories, they are not provided with the services and characteristics of receptive structures and have been restructured and furnished according to the tastes of the owners in keeping with traditional Italian architecture. ABOUT TUSCANY is pleased to be able to offer you this type of holiday, a chance to become immersed in the culture of the local population, living for a few weeks in the same surroundings as an inhabitant would. In order to enjoy this experience in the right spirit, it is important that the client accepts and is prepared to appreciate the differences in the properties ABOUT TUSCANY is proposing in comparison with those where he or she normally lives. ABOUT TUSCANY has carefully chosen its properties using a minimum level of quality within which it believes that any person can find satisfaction. ABOUT TUSCANY cannot however exclude the possibility that these differences can sometimes result in minor inconveniences - due to the special nature of the architecture and of traditions in the area – These differences cannot be accepted as complaints.

INSURANCE
ABOUT TUSCANY strongly advises all holiday makers, here after referred to as clients to consider insurance needs in relation to travel, accident, medical and personal cover; Here is a list of companies offering insurance recommended by ASTA:" Access America " CSA" GlobalCare" Travelex" TravelSafe Travel Guard" Travel Insured" Tripguard" Unicard
ABOUT TUSCANY can not accept liability for any accident, injury, loss or damage sustained by clients.

FORCE MAJEURE AND SIGNIFICANT CHANGES
ABOUT TUSCANY is not liable and does not authorise any refunds for the following events: Governments, war hostilities, political unrest, civil strife, natural or nuclear disaster, earthquakes, fire, theft, epidemics, quarantine, technical or administrative problems with transports or any other occurrences beyond our immediate control and which, despite all due care being taken, could not have been avoided.

LAW AND JURISDICTION
In the event of any dispute concerning the terms and conditions of this contract, the court of law of Siena will have jurisdiction. In any and all controversies, Italian law will apply. On signing the Booking Form the client totally and unconditionally accepts these Booking Conditions.
